Alteration/Repair/Replace
Johnson Controls (JCI) will replace the existing obsolete 5110-XM fire alarm control panel with a new ES-50X addressable fire alarm panel. As part of this upgrade, installers will add one (1) smoke detector and one (1) manual pull station in the electrical room to comply with NFPA 72 requirements. JCI installers will also configure the system to properly separate the addressable zones. The current system places all gate valves and waterflow switches on a single zone. To correct this, JCI will install: Seven (7) gate valve monitoring modules Two (2) waterflow monitoring modules After installation, each gate valve and each waterflow device will have its own individual address, improving system reporting, troubleshooting, and code compliance. The existing fire alarm panel is causing intermittent cellular communication signals to the JCI monitoring center. Replacing the panel and updating the devices will resolve these communication issues. All new equipment will be installed in the office electrical room and the riser room, as shown on the provided floor plan.
