Framing is ongoing, Building framing is at 3rd level.
Contractor has questions about unit and cooridor separation due to how the wall and ceiling framing of bathroom/entry is being done.
The separation gypsum above ceiling needs to be installed prior to the framing install for sub trades to start installation of electrical and plumbing. The gypsum will have to have a panel section left out for the trades to run their systems and firestop their systems, and reinstalled when inspections at completed. This is this will work with how the building is designed.

Stopped by project to go over framing details with contractor and answer questions. Any framing changes or modifications will need to be gone through by architect/ engineer for code compliance and any changes be submitted to city for plan review and code compliance. The original plans are what has been approved by architect and city plan review. Framing contractor needs to build to these plans and no deviations from design should take place unless those resubmitted changes have been approved by city plan review.

Lath inspection for the south face of building for stucco that starts from entry and wraps around the east side up to the side door.
Some framing is missing in unit 426, and at the east corner return at jog in building. Install so lath and foam can be properly fastened.
Many fasteners are spaced to far apart below windows and miss fastening to building studs.
Many fasteners are penetrating the cavity and do not hold lath.
Many holes are now visible in the cavities of many areas.
Correct the fastening and seal holes.
Lath attachment is to follow the building framing and to be attached as per the stucco code requirements.

The fireproofing to the columns needs to be designed by the architect to match the correct rating and the columns that are in use at this project, not a generic detail that doesn’t include the actual steel used for this structure.

A new column schedule was provided to the city by the design professional that does coincide with the columns that are installed to this building. See the Design No. x528 on plans that depicts the gypsum wrap detail to these columns. The columns will be either an “A” or “B” detail as per the design and new chart.
This is also transferred to the plans in he job trailer.
The ceiling framing , and pre rock will need to be adjusted in order to achieve the proper column protection, contractor to call for installation of each layer as this progresses. Any columns that are already closed up need to be verified with the proper fire protection .

Today’s inspection was a conversation with contractor and hotel management about TCO and final occupancy.
Once building is live and has full sprinkler coverage , and monitored.. mattress’s and other loose furnishings can be brought in for setup.
All of first floor and any finished floors, including the Accessible rooms to match the percentages of the required rooms, need to be completed and approved by all trades sign off and building inspection to occupy. Other floors not completed, the units will remain locked until all is completed and inspected prior to turnover for public use.
This was just a conversation only, no approval or occupancy given at this time.

1) need to find rating of the elevator frame for doors to determine if drywall is needed to wrap against the frame to maintain the 2hr rating needed at the fronts.
2) beams have been scraped of the fireproofing at bottom and flanges on the first floor in the enclosed rooms, and possibly other areas. Contractor needs to address the beam fire protection and re-cover as needed. No covering of ceilings until this has been inspected and above ceiling approved.
3) still need to verify the 4 columns in the water heater room for the protection of columns,(2 layers of gypsum all around).
4) firestop caulking to be done inside of elevator shafts at imbeds and around the gypsum to concrete perimeter.
Call for inspection of these items prior to any covering.

The hand shower they have speck’d for the showers do not comply with 2015 Mn. Accessibility code section 309 sub.4. Due to the verbiage in the code, the tight grasping or pinching needed to operate the slide portion of the bar to raise and/or lower the shower head is not acceptable for accessibility.
Contractor to find another product that will comply with the accessibility code requirements with this portion of the shower.

1) The open space of both stairways on first floor fall under the vertical clearance requirements sect 307.4 of Mn 2015 Accessibility code, and require a railing or barrier 27” max height as per this code section.
Stairways need to be cleaned / completed prior to any C.O.
2) missing notification devices/horn strobes throughout first level.
3) need to test lift chair at pool, battery to be charged.
4) public bathrooms on main level need to have ambulatory stalls installed , (men’s and women’s).
5) mirrors needed in 1st floor single stall bathrooms.
6) clean out access needed for rain leader at opposite wall of 1st floor elevator.

Fire inspection and Hvac inspections passed this morning to where they felt a temp Occupancy can be given.
EH has testing with pool and it has failed.... pool to be locked off from public use until EH has inspected and cleared pool for use.
Tunnels created at both East exits until work above is completed.
Floors 2&3 are not yet furnished and ready for public , rooms to be locked until they are completed and inspected by city.
Temp CO is approved and pending final inspections.
