Started framing and fire stop inspection on zone 1, 6th floor. Need information on the bearing blocks at the I-Joists as to where it is needed per the design of the building and the loads. The straps that run through to the parapet on roof are not carrying the capacity that they are designed for, due to the nails either not going into the stud framing, or the stud framing has also been split to the point that the nails really aren’t doing any good. The engineer has to access this issue and direct accordingly. Inspection was halted after going through the units and finding some of the same situations of bearing for I-Joists in multiple units. Went to 3rd floor to continue with hold downs of the threaded rod assembly. The assemblies are still not completed in so much as the washers need to be tightened down with the nut and 1/2-1/3 turn tension needs to be completed. The bearing blocks also need to be installed within the floor cavity on each side of the threaded rods, this applies to floors 2-5. A recheck of the floors 4&5 is needed for the bearing blocks. Inspection was halted at this time for the contractor to have carpenter go through and complete these installations per the design.

Front walls at the elevators need to be redone to the assembly provided by the elevator company. Unable to view the wall at the inside of the shaft since access was not possible at the time of inspection of these walls. The problem was found when the elevator installer saw the inside of the shaft wall and the elevator installer needs to do some adjustment with the rails to allow the shaft wall to be built as per the assembly they provided. The walls will be taken apart and redone after the elevator installer does the corrections, inspection of the rebuilt walls will be done as they are reinstalled.

These are the units already rented out for phase one and two leases scheduled for move in before 7/20/23. Decks are blocked off due to overhead work still being done at units 526&426. Todays inspection was to check units only for occupancy. Units on floors 3 through 6, are approved for tenant occupancy... with exception of these units listed that need reinspection. #'s 502,503,414,405,305... (closer plates needed at deck railings). Skylounge room only is also approved for tenant use.

Units 505,502,405,414,305,202,205,208,211,219,112,110,102,are approved for final and occupancy. Units 108 & 109 have been checked for final and are approved pending the installation of the entry doors... thes two units are being used for travel from front of building to back of building since site will not allow equipment or materials to be brought around the backside in order to complete the work at the pool area. These two units will need to remain in use for contractor to complete such work.

Items to be completed for the final occupancy and final of this permit. 1) completion of the pool area, pickleball court, remaining siding and decks, and the skylounge deck. All inspections must be performed by trades inspectors as required, and building inspector for approval to open these areas to the residents. 2) install occupancy signage as need for these areas. 3) Lower level parking to be cleaned out of construction materials and equipment, parking to be striped, and bollards installed as needed. 4) landscape to be completed and erosion into wetland area to be completed along with site and debris cleanup in wetland. 5) remainder of parking lot to be secnd lift of asphalt, striped and guards needed at retaining walls where guards are needed. 6) units 108, 109, 114, 115 & 116 to be inspected. 7) contractor to set up any exterior lighting , and landscape inspections with planning department. Temporary Certificate of Occupancy is granted for this building, and all units... with exception of units 108, 109, 114,115 &116 that need inspection. Conditions of issuance include: 1) any work being done over entry's or exits must have protection in place to safegard residents and public from falling debris. This includes any work above ate unit decks as well. 2) doors from units on first floor and doors to pickleball court, and skylounge deck, must remain locked until work being done at these locations has been inspected by city inspector and approved to open. See outstanding comments for other items to be completed and inspected. Call and set up inspections as areas are ready for inspection.

Stairs and railings installed at pickle board court.... items approved, and pending completion of the court itself. Railings installed at pool area, items approved. Pool area still under construction and electrical, and state pool inspection needed. Railings installed at skydeck, items approved, and pending electrical inspection approval ... this location can be turned over for public use. Label first floor electrical room. 108 and 109 missing doors. Ensure all storage door closing and latching. Provide addressing. Install Knox boxes. Number doors from the front door in the clockwise direction. Change batteries in all smoke detectors as many of them are chirping. 318 and 218 smell like natural gas and should be addressed immediately.
